Selling Your Home

So you think you want to sell your home, what next?

We go through a thorough interview process with all our clients to see what their plans are, asking things like:

  • Why have you decided to sell your home? Maybe you need more, or less space, maybe you want to be closer to work or family, maybe you’ve outgrown the neighbourhood, what ever the reason we will tailor a plan to suit your specific needs and goals.
  • What is your timeline? Take into consideration the time it will take to prepare the home for listing, how long similar homes are actively marketed before an offer, the condition satisfaction period, and the time for a lawyer to prepare and execute the sale documents. Having a rough idea of these times will help you in deciding when it’s the right time to sell.
  • Can you afford to sell? Depending on your situation and when you purchased the home it may not be financially beneficial to move. Talk with your lender and find out if there are penalties for paying out early? Has the value of the home dropped below what you paid? Can you afford the fees for realtors, lawyers, survey costs, condo documents? 

  

Preparing you, and the home for sale is another key component of the process. We will meet with you to discuss how to best showcase your property to potential buyers, offer advice on the best place to spend a little to get a lot of return and get you in touch with any of our preferred service providers you might need. We will take you through what you can expect once the home is on the market, how a showing gets booked and approved, find out if you need us to run out and turn on lights before showings or anything else that is needed to make sure you never miss a viewing. We will even provide you with samples of all the documents associated with the offer so that when the time comes and your presented with one you are familiar with the document. An informed client is a calmer client.
