Congratulations! You want to buy a home

Whether you're a seasoned pro or a nervous first timer buying a home can be an exhilarating, fun, daunting, nerve wracking experience, but don't worry, we're here to help guide you through it all.

Now before you get ahead of yourself and start booking viewings there's some preliminary work you need to do:

• Build your Team. Realtor, Mortgage Broker/Lender, Home Inspector, Lawyer, Condo document reviewer, Accountant to name a few. Finding a trusted team of professionals is key to helping the home buying process run smoothly and can even help save you a lot of money. Get referrals from friends and family and interview as many as you need to until you find a fit. 
• Get Pre-Approved. You need to find out exactly how much you can afford before you start your search. There is nothing more heartbreaking for a buyer than falling in love with a home that is out of your budget. Having a pre-approval will also make you a more desirable purchaser especially if you get caught up in a competing offer situation
• Wants vs Needs. Determine what you NEED to have in your home and what you WANT to have in your home. Are you prepared to forgo an ensuite bath to get an attached garage or could you deal with that short 20 step walk to the door if it means you can have your own private spa space? Sometimes it’s good to have a calm, level-headed Realtor to help you see the give and the take.
